Please read these Terms and Conditions (“Terms”) carefully before using the EPC Certs website or booking any of our services. By accessing our website (www.epccerts.co.uk) or placing a booking, you agree to be bound by these Terms. If you do not agree, please do not use our services.
These Terms constitute a legally binding agreement between you (“Client”, “you”, “your”) and EPC Certs, operated by EICRCERT Ltd (“EPC Certs”, “we”, “our”, “us”), a company registered in England and Wales.
EPC Certs is a trading name operated and powered by EICRCERT Ltd. We provide Energy Performance Certificate (EPC) assessments for domestic, commercial, and new-build properties across the United Kingdom, carried out by fully qualified, accredited, and insured EPC assessors.

EPC Certs provides the following services:
• Domestic EPC Assessments – for houses, flats, and residential properties.
• Commercial EPC Assessments – for offices, retail units, warehouses, and other commercial buildings.
• Landlord EPCs – helping landlords meet Minimum Energy Efficiency Standards (MEES).
• New Build EPCs – for newly constructed properties prior to sale or occupation.
• EPC Renewals – reassessments for expired Energy Performance Certificates.
All EPCs are produced by Elmhurst Energy-accredited assessors and lodged on the official UK EPC Register upon completion, as required by the Energy Performance of Buildings (England and Wales) Regulations 2012.

A booking is confirmed only when you receive a written confirmation from us by email. We reserve the right to decline any booking at our discretion, in which case any payment received will be refunded in full.
You are responsible for providing accurate property information at the time of booking, including the correct property address, type, and access arrangements. Inaccurate information may result in an incorrect or incomplete assessment, for which EPC Certs cannot be held liable.
You must ensure that safe, clear, and reasonable access is provided to the assessor on the agreed date and time. This includes access to all rooms, the loft (where applicable), the boiler/heating system, and the meter cupboard. Failure to provide adequate access may result in an incomplete assessment or a cancellation fee (see Section 6).
Our current pricing is published on our website. All prices are inclusive of VAT where applicable unless otherwise stated. Prices are subject to change without notice, but any changes will not affect confirmed bookings.
• Domestic EPC: From £89.00 (price varies by number of bedrooms)
• Commercial EPC: From £199.00 (price varies by property size)
Payment is required at the time of booking unless otherwise agreed in writing. We accept payment via credit/debit card and other methods as displayed on our booking system. All payments are processed securely through our third-party payment provider.
A payment confirmation and receipt will be issued by email upon successful payment. For commercial clients requiring formal invoicing, please contact us prior to booking.
EPC Certs reserves the right to withhold delivery of the completed EPC certificate until full payment has been received and cleared.
Upon completion of the assessment and receipt of full payment, your EPC will be:
• Produced and issued by your assigned accredited assessor.
• Lodged on the official UK EPC Register (managed by Landmark Information Group on behalf of MHCLG).
• Delivered digitally to the email address provided at the time of booking.
Standard turnaround is same-day or next-day delivery following the assessment, subject to assessor availability and complexity of the property. We will advise you at the time of booking if a longer turnaround is expected.
EPC certificates are valid for 10 years from the date of issue, unless significant energy improvements are made to the property before that period expires.
You may cancel or reschedule your booking subject to the following notice requirements:
• More than 48 hours before the appointment: Full refund or free rescheduling.
• Between 24 and 48 hours before the appointment: 50% cancellation fee applies.
• Less than 24 hours before the appointment or no-show: 100% of the booking fee is charged. No refund will be issued.
In the unlikely event that we need to cancel your appointment (for example, due to assessor unavailability or circumstances beyond our control), we will notify you as soon as possible and offer either a full refund or a rescheduled appointment at no additional cost.
If our assessor attends the property at the agreed time and is unable to gain access, this will be treated as a client cancellation with less than 24 hours’ notice. A 100% cancellation fee will apply.
If an assessment cannot be completed due to restricted access to certain areas of the property (e.g., locked rooms, inaccessible loft, missing meter), the assessor will complete the assessment using standard industry assumptions where possible. If the assessment cannot be completed at all, the client will be charged a partial fee of 50% and a rescheduled visit may be required.
Approved refunds will be processed within 5–10 business days to the original payment method.
All EPC assessors engaged by EPC Certs are:
• Fully qualified and accredited by Elmhurst Energy or an equivalent government-approved accreditation scheme.
• Insured with appropriate professional indemnity and public liability insurance.
• Required to carry photo identification and their accreditation credentials to every appointment.
Assessors will conduct themselves professionally and respectfully at all times. If you have any concerns regarding an assessor’s conduct, please contact us immediately at info@epccerts.co.uk.
EPC ratings are produced in accordance with the Standard Assessment Procedure (SAP) methodology and are based on the assessor’s observations at the time of the visit, together with standard industry data. The following should be noted:
• EPC ratings reflect the energy efficiency of the building fabric and fixed services, not the behaviour of occupants.
• Ratings are calculated using government-approved software and methodology and may differ from previous certificates.
• EPC Certs does not guarantee a specific energy rating. The rating is determined by objective assessment criteria.
• Recommendations included in the EPC are indicative only and are not binding on the property owner.
If you believe there is a factual error in your EPC, please contact us within 14 days of issue. We will review the assessment and, where an error is confirmed, arrange for a correction at no additional charge.
To the fullest extent permitted by applicable law:
• EPC Certs provides EPC assessments for informational and legal compliance purposes. We are not structural surveyors, energy consultants, or building inspectors, and nothing in our assessment constitutes a survey, valuation, or guarantee of energy performance.
• EPC Certs shall not be liable for any indirect, consequential, or special loss arising from the use of or reliance upon an EPC, including but not limited to loss of rental income, property devaluation, or costs of energy improvements.
• Our total liability to you for any direct loss arising from our services shall not exceed the total fee paid for the specific assessment in question.
• EPC Certs is not responsible for delays or failures caused by circumstances beyond our reasonable control, including extreme weather, transport disruption, or public emergencies.
Nothing in these Terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.
We take all complaints seriously and aim to resolve them fairly and promptly.
• In the first instance, please contact us by email at info@epccerts.co.uk, setting out the nature of your complaint.
• We will acknowledge your complaint within 2 business days and provide a full response within 10 business days.
• If you are not satisfied with our response, you may escalate your complaint to the relevant accreditation body (e.g., Elmhurst Energy) or, for consumer disputes, to an alternative dispute resolution (ADR) scheme.
For EPC-related disputes relating to the accuracy of the lodged certificate, you may also contact the EPC register helpdesk or the relevant national authority.
By using www.epccerts.co.uk, you agree that:
• You will use the website only for lawful purposes and in a manner that does not infringe the rights of others.
• You will not attempt to gain unauthorised access to any part of the website or its systems.
• You will not use automated tools to scrape, copy, or extract content from the website without our written consent.
EPC Certs reserves the right to suspend or restrict access to the website without notice if we believe these Terms are being violated.

These providers operate under their own terms and privacy policies, and EPC Certs accepts no liability for their actions or omissions.

EPC Certs operates in compliance with the Energy Performance of Buildings (England and Wales) Regulations 2012 (as amended) and all related guidance issued by the UK Government. Clients are reminded that:
• An EPC is legally required before a property can be marketed for sale or rent in England and Wales.
• Residential rental properties must achieve a minimum EPC rating of E under the Minimum Energy Efficiency Standards (MEES).
• It is the property owner’s or landlord’s responsibility to ensure compliance with all relevant EPC and energy regulations.
EPC Certs provides assessments to support your compliance but accepts no liability for any penalties, fines, or enforcement action arising from non-compliance with energy regulations.
EPC Certs reserves the right to update or amend these Terms and Conditions at any time. Updated Terms will be posted on our website with a revised effective date. Continued use of our services after the posting of changes constitutes your acceptance of the revised Terms.
For bookings already confirmed, the Terms in force at the time of booking will apply.
These Terms and any disputes arising from them shall be governed by and construed in accordance with the laws of England and Wales. Both parties agree to submit to the exclusive jurisdiction of the courts of England and Wales in relation to any dispute arising under or in connection with these Terms.
If any provision of these Terms is found to be unlawful, void, or unenforceable, that provision shall be deemed severed from the remainder of the Terms, which shall continue in full force and effect.
These Terms, together with our Privacy Policy and any booking confirmation issued to you, constitute the entire agreement between you and EPC Certs with respect to the services and supersede all prior representations, discussions, and agreements.
